Where island living meets Wilmington's front door to the Atlantic.
Wrightsville Beach is a barrier-island community in New Hanover County, just east of Wilmington. Bordered by the Atlantic Ocean on one side and the Intracoastal Waterway on the other, Wrightsville Beach is known for its wide sandy beaches, crystal-clear coastal waters, boating culture, and unmistakable island lifestyle.
Unlike some larger beach destinations, Wrightsville Beach is a relatively small community. That limited land supply, combined with its proximity to Wilmington and strong demand for coastal property, makes it one of the most sought-after real estate markets in the region.
Wrightsville Beach is about more than having a house near the ocean. For many residents, the attraction is being able to build daily life around the water.
Surfing, paddleboarding, kayaking, sailing, fishing, boating, and beach walks are part of the culture. The island also has restaurants, shops, marinas, and gathering spots that make it possible to spend much of your time outside without needing to leave the island.
And when you do need the conveniences of a larger city, downtown Wilmington and the surrounding mainland are only a short drive away.
Real estate on Wrightsville Beach is diverse, but it is not a typical suburban housing market. Land is limited, location matters enormously, and properties can vary dramatically in value based on their relationship to the ocean and Intracoastal Waterway.
Buyers may find:
Property condition and age can also create significant differences in value. A modest-looking older cottage may represent a valuable redevelopment opportunity, while a newer home with premium water views and modern coastal construction can command a substantially higher price.
One of the biggest decisions for Wrightsville Beach buyers is which side of the island fits their lifestyle and budget.
Oceanfront properties provide direct beach access and unobstructed Atlantic views, but they typically come with a significant price premium and additional considerations related to coastal exposure, insurance, maintenance, and storm resilience.
Sound-side and Intracoastal properties offer a different experience, often emphasizing boating, sunsets, water access, docks, and calmer surroundings.
There are also properties farther inland that may provide excellent access to the beach without paying the premium associated with direct waterfront.
Wrightsville Beach can be attractive to second-home and investment-property buyers because of its established tourism demand and highly desirable location.
However, a beach property isn't automatically a good investment simply because it is at the beach.
Buyers considering a vacation rental should evaluate:
The property's specific location and permitted use can make a significant difference in the numbers.
Wrightsville Beach's biggest advantage—and one of its biggest challenges—is scarcity.
There is only so much developable land on a barrier island. That creates a market where location, water access, views, lot characteristics, building condition, and redevelopment potential can matter just as much as square footage.
It also means buyers should look beyond the listing photos. Flood zones, elevation, insurance availability and cost, building requirements, rental rules, erosion exposure, and the property's legal and physical characteristics deserve careful attention before purchasing.
